The Gates is priced competitively with private apartment complexes located off-campus and does not require an annual lease. The per person cost of $3,850 per semester includes all furnishings, utilities, in unit washer/dryer, full-size beds, Internet, cable television fees and more.
How do I sign up?
Early applications will be available September 18, 2012. Open leasing begins October 2, 2012. The application process will be electronic. More information regarding the application process will be coming soon.
Who qualifies for early applications starting September 18?
Current Juniors leasing a full apartment for Senior year
- All current Juniors/rising Seniors leasing together for one year
- Current Juniors/rising Seniors leasing with current Sophomores/rising Juniors who sign a 2 year lease
- Must lease a full apartment together/4 students filling an apartment
- Leasing for one academic year (2013-2014)
Current Sophomores interested in a 2-year lease at The Gates
- Must have completed 4 semesters campus occupancy by the end of 2013-14
- Leasing for 2 academic years (2013-14 and 2014-15)
- Second year savings-- Your second year housing rate will rise only 1/2 the rate of IWU's yearly housing increase from 2013-14 to 2014-15
Current Sophomores--Junior year in a residence hall or university-owned fraternity house and Senior year in The Gates
- Must have completed 4 semesters campus occupancy by the end of 2013-14
- Committing to 2 academic years (2013-14 and 2014-15)
- Have first pick of residence hall space or commit to living in your university-owned fraternity for your Junior year-- lock in your specific room this Fall
- Second year savings-- Your second year housing rate will rise only 1/2 the rate of IWU's yearly housing increase from 2013-14 to 2014-15
Who is able to participate in open leasing starting October 2?
Current Juniors and Sophomores interested in a one-year lease
- Must have completed 4 semesters campus occupancy by the end of 2012-13
- Apartments can be mixed within classes (rising Juniors and rising Seniors living together)
- May lease with fewer than 4 people and consolidate with others to fill a unit
- Committing to one academic year (2013-14)

Q: Can I live in the apartments during the summer if I have an internship, summer research or work on campus?
A: Yes. If you plan to stay in your apartment for the next year, you will be able to have continuous housing through the summer. It's great – no moving required!
Q: Are the apartments co-ed?
A: Yes. Because there are single bedrooms and bathroom privacy, students may select roommates of their choice regardless of gender. If roommates do not know each other, then the apartment will be single-sex.
Q: Do University policies apply in the apartments?
A: Yes. For your safety and high quality community, all University policies apply in the apartments.
Q: Do I have to pay extra to stay over the summer?
A: Yes, at an equivalent monthly rate.
Q: What is included in the cost?
A: All furnishings, utilities, in-unit washer and dryer, full sized beds, internet, cable television, and 1 parking space per resident are included.
Q: Can I bring my own furniture?
A: You may bring additional furniture, but the furniture provided by The University must stay within the apartment.
Q: How will priority be given to applications?
A: Priority will be given primarily by application date.
Q: When I apply for The Gates, do I need to know the 3 other people I'll be living with? ;
A: If you are a rising Senior during early leasing, you will need to know the 3 other people you'll be living with. Otherwise, you can agree to allow others to be assigned to your apartment. You don't have veto power over who is ultimately assigned.
Q: Can more than 4 people live in a Gates Apartment? ;
A: No, the maximum living occupancy for a Gates Apartment is 4 individuals.
Q: Is there a down payment required?
A: There is no down payment requirement.
Q: Can I study abroad and contract for The Gates?
A: For students who are making a two-year commitment, we will work to fill your apartment space for one-semester of study abroad so long as a semester of notice is provided regarding your plan to be absent during that period of the lease.
Q: When will I find out if I secured an Apartment for 2013-2014?
A: Within 10 business days of your application. You will receive notification on when you are able to pick your apartment.
Q: Do I need to have a Meal Plan to live at The Gates?
A: You do not need to sign up for a Meal Plan as a Gates resident. You have the option to sign up, if you would like to.
